Your current brokerage

Some franchises take a royalty off the gross before your split even applies. Enter that here; it comes off the top of every deal.

Your track at Circle

Standard agent: 80/20 until Circle's share hits $16,000, then $250 per closing. $149 per deal, $200 per month with E&O included.

Circle side includes the $200 monthly ($2,400/yr, E&O included) and $149 per closing. One-time enrollment ($500 new agents, $300 experienced) isn't shown because it isn't annual. E&O, tech, or desk fees at your current brokerage belong in the fee fields on the left.

Where the preset numbers come from

We used their published schedules.

eXp Realty: 80/20 to a $16,000 cap, $85/month cloud brokerage fee, $25 broker review and $40 risk management per transaction, $250 per post-cap transaction, per exprealty.com/income as of July 2026. Real: 85/15 to a $12,000 cap, $249 signup, $750/year brokerage fee (rising to $900 on 9/1/2026), $40 per-deal compliance fee (rising to $50), $285 per post-cap sale, per joinreal.com and Real's published support articles. Franchise preset reflects commonly reported Keller Williams style economics: a 6% franchise royalty taken off the top of every deal (capped around $3,000 a year and continuing after you cap), then roughly 70/30 to an office cap typically set between $22,000 and $35,000, plus a tech fee. Franchises don't publish schedules, so treat it as an estimate, and use the off-the-top field to enter your own office's royalty exactly. The "100%" shop preset mirrors a published Realty ONE Group franchise example ($200/month plus roughly $700 per deal in compliance and E&O fees). Every brokerage sets its own terms: verify with them, and we'll show you ours in writing.

Circle Recruiter Pro, the GPT

Scott built a public custom GPT loaded with Circle's fee schedule. Paste your current fee structure and it will compare line by line, no email required.

Honest note: at low production almost every model looks similar, and a cheap cloud brokerage can pencil out ahead on fees alone. What the math can't show is who answers the phone, works your leads, and trains you. That's the part you come see in person.
